1. The foundation of the building
The soil on which we build has an increased bearing capacity. The basis for the foundation and pavement is made of high-grade rubble without the use of sand. Each layer of soil is modified. Modification is performed by road construction machines with the use of cement and lime. The modification removes subsidence properties and increases the bearing capacity of the soil base more than 10 times. The stabilized base of the canvas is made of monolithic soil concrete with a bearing capacity of not less than 120 MPa (Ev2) in the ratio of the modulus of elasticity Ev2 / Ev1 not more than 2.5, measured according to the German standard DIN 18134 and shows the degree of density of the base and what load this base can withstand without deformation, even under heavy traffic of heavy 40-ton trucks.
After proper soil preparation, the pile foundation is mounted. We use a monolithic reinforced concrete foundation, which together with the soil modification gives a drawdown of not more than 10 mm. Well-established technology allows to increase the speed of installation of the building. The foundation inside the building can withstand a load of 4 tons per square meter of floor, and the frame of the building retains the perfect geometric shape.
2. The frame of the building
The frame of an industrial building consists of columns, beams, ties, a system of wall and roof girders. The metal framework without vertical communications between columns allows to make any internal planning of an arrangement of the equipment and racks, does not interfere with movement of warehouse equipment. All load-bearing structures are subjected to shot blasting, with a degree of purification of SA 2.5. Then a primer with a coating thickness of 80 microns is applied to them. Additionally, the elements of the main supporting frame can be coated with an anti-corrosion coating with a thickness of 100 microns. If necessary, the structure can be galvanized.
The coating design using high-strength steel S355J2 that complies with EN 10025-2 is manufactured at the Astron plant in Luxembourg. The framework is assembled without welding works with use of high-strength bolted connections of a class 10.9 that provides high speed installation.
3D design allows you to optimize the solution by minimizing the number of interposing columns to meet customer requirements for planning and reducing the cost of the building.
3. Insulated sandwich panels of walls and ceilings do not need finishing
The wall system on the basis of sandwich panels includes elements of framing of apertures, finishing and fastening elements. Sandwich panels come in different thicknesses and are filled with non-combustible mineral wool or polyurethane foam. The thermal insulation material of the roof is made of fiberglass, which provides effective heat and sound insulation.
Sandwich panels are mounted without welding by means of galvanized bolted connections. Energy-saving continuous thermal circuit from the basement panels to the roof increases the energy efficiency of the building.
4. Gate framing and reloading equipment
The gate frame is made of precast concrete: a three-layer reinforced concrete panel with a total thickness of 310 mm with insulation (100 mm). Concrete wheel guides adjust the movement of transport exactly to the gate.
Docklovelers for industrial park are made with heat-saving sealants, a set of protective galvanized baffles and dockshells. Docklovelers are made of high quality steel, have no track gauge and comply with Eurostandard EN 1398.
The equipment corresponds to the dimensions of gazelles and heavy trucks.
5. Building certification
Industrial real estate meets the requirements of BREEAM, the British method for determining energy efficiency, environmental safety and comfort for people who are indoors. Maximum use of natural light, optimal thermal insulation and air conditioning significantly improve the energy efficiency and environmental sustainability of the building. In practice, this means that the manufacturer has the resources to increase employee productivity, control and reduce operating costs.
Production can also be certified according to OHSAS 18001 and ISO 9001, which together gives the products of industrial park residents a competitive advantage in global markets.
